You have too get the tides just right or u will miss what small swell there is.
Watch out for the second fence at high tide on heavy days as can be difficult to pull off of wave!!!
Atmosphere
Mid/Low is generally a longboard/mal wave unless a reasonable size wave.
High tide is a bodyboard wave on most days unless you're brave or have an old board and don't mind getting a few dings!
Can get pretty hollow at high as well with a good air section!
General
Busy at low/mid though plenty of space so it's alright.

Location - Dude, i think your gettin confussed with the hot pipes at Shoreham as that is next to the power station and the line of houses that you were speaking of (just further along the road before you reach the car park). I havent ever herd of any hot pipes down in Brighton as the only gd spot i know there is next to the marina wall in a South Westerly wind. Hope this helps

where exactly is Hotpipe? - Matt, I was just reading some comments on Hotpipe and you seem to know what you're talking about. Could you tell me please is Hotpipe just next to that line of 4 or 5 big white houses of which one is supposed to be owned by macca? I was there yesterday but wasn't sure if I was in the right place? Thanks.

hotpipe location - Hot pipe is just west of the white houses (millionaire's row). If you zoom in on the map on this page, and follow Basin Road South to the East until it turns inland you can see the houses and the swimming pools in the garden. So you were nearly in the right place. Marina is a much better wave
